Local Market

Scotland’s Capital — Depth and Quality

Edinburgh’s economy rests on financial services, technology, higher education and tourism, which gives its property a wide spread of buyers and tenants. It also helps that a good share of the city’s conversion stock sits inside a World Heritage Site.

New Town, Old Town and period stock

The Georgian and Victorian buildings of the New Town and Old Town keep a steady flow of conversion and refurbishment work coming: large tenement flats, period townhouses and former commercial buildings that investors upgrade or put to a new use.

Where the rental demand sits

Four universities, the festival economy and a growing professional workforce keep Edinburgh’s rental market busy. Marchmont, Bruntsfield, Morningside and Stockbridge command premium rents, while Leith, Gorgie and Dalry are where much of the regeneration and value growth has been.

Closing dates

Edinburgh property is often sold to a closing date, so the trick is to have terms agreed before your offer goes in. Missives and the rest of the Scots-law process are covered on our Scotland bridging finance hub.

The Lothians, Fife and further north

East Lothian’s commuter belt, Midlothian’s new-build corridors and the university towns of St Andrews and Stirling all send deals our way. We also work in Aberdeen and North East Scotland, where the energy transition is changing what commercial tenants need, and in Glasgow, Scotland’s largest city.

Planning and HMO licensing

In Scotland an HMO needs a licence from the council. The City of Edinburgh Council treats a property as an HMO when it is the main home of three or more unrelated people, such as a shared flat or house. Licences can be taken for one or three years, with fees set by the number of occupants, and applications are made online. Source: City of Edinburgh Council, HMO licence (checked 18 October 2026). For planning applications and policy, see the council’s planning pages.

The Edinburgh deals we arrange

We arrange Edinburgh bridging for business purposes only, for investors, landlords and property companies, with loans from £200k. The usual cases are a tenement or townhouse bought for conversion or refurbishment, a licensed HMO bought or refinanced, terms agreed ahead of a closing date so the offer can go in with confidence, and commercial or mixed-use buildings in the city and the Lothians. We do not lend on a home that you or your family live in.

Common Questions

Bridging Finance in Edinburgh — FAQ

Can you fund a New Town conversion or a tenement refurbishment in Edinburgh?

Yes. Big tenement flats, period townhouses and former commercial buildings in the New Town and Old Town make up much of the Edinburgh refurbishment work we see, and we place them with lenders who are used to old stone and the extra care a World Heritage setting brings.

Do I need funding in place before an Edinburgh closing date?

It helps a great deal. Edinburgh property is often sold to a closing date for offers, so having terms agreed before you bid lets you offer with confidence. Our Scotland page explains how missives and the rest of the Scottish process work.

How long does an Edinburgh bridging loan take?

Usually 5 to 7 working days from the first conversation to funds. On an Edinburgh deal the pace is mostly set by the valuation and the legal work, so we bring Edinburgh-based solicitors in early.

Which parts of Edinburgh and the east of Scotland do you cover?

All of them. In the city that means Marchmont, Bruntsfield, Morningside, Stockbridge, Leith, Gorgie and Dalry; beyond it, the Lothians, Fife, Stirling, Perth and Dundee, and on north to Aberdeen and the Highlands. Glasgow and the west are covered too.

What rates are available for Edinburgh bridging loans?

Pricing on an Edinburgh loan starts from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases). Lenders price the deal in front of them, looking at the loan-to-value, the building, the exit and your experience, so a let flat in Marchmont with a clear refinance usually sits at a different rate from an empty former office awaiting conversion. We compare 158 lenders and know which of them like Scottish security.
