Speed When It Matters
Fast bridging loans for business and investment property
Last updated 25 October 2026
A bridging loan to buy business or investment property typically completes in 5 to 7 working days; some deals take longer, up to around 14, with the valuation usually the slowest step. On straightforward deals we give indicative terms within 4 hours, often quicker. The fastest we have done is 48 hours, when the right lender accepted a desktop valuation.
Assessed, structured and costed. Expertly presented, lender-ready, for a fast, positive decision at the right price.
We fill the gaps and reconcile the figures before a lender sees the deal, so the lender has fewer questions to ask.

How fast can a bridging loan complete?
Our guide explains each stage: how long a bridging loan takes.
The fastest we have done: £250k, Salford - completed in 48 hours, June 2025. The right lender accepted a desktop valuation, which allowed for a quick process. That is our fastest, not our typical.
What affects how long a bridge takes
The valuation. On a loan of about £200,000 the valuation is generally a desktop valuation, from nil to around £100, or up to around £2,000 for a full valuation. Both are plus VAT. Illustrative - every case is priced individually.
A complete pack. We prepare a valuation brief and pack for the valuer - a complete, well-evidenced pack so the valuer can report quickly and accurately. We know the valuers lenders use and how they work. With a complete, well-evidenced pack, that usually means quicker turnaround and sharper valuation fee quotes. On every deal we prepare an investment memorandum and a lender data room. We do not charge separately for preparing the pack. Our fee is generally 1% of the gross loan, due on completion. An application fee is possible on complex cases, agreed with you in writing first.
A lender that wants the deal. We match each deal to a lender with a real appetite for that asset, that loan, that borrower and that track record. We bring in solicitors and valuers who know that lender's process.
Problems found early. We deal with the issues we know will come up, before they do.
Your own solicitor. Most clients have their own solicitor. If you do not, we can suggest a selection for you to choose from.
What makes a bridge move quickly. In our experience, a bridge moves quickly when the borrower's solicitor is capable and ready to go. The solicitor should also know about any flaws in the title and have the fixes lined up.
How It Works
From enquiry to completion
How a straightforward bridge runs
- 1
We take your call or enquiry and collect the property details, the purchase price, how much you want to borrow and your planned exit.
- 2
We work out the figures and present the deal clearly, with a complete pack and a data room for the lender.
- 3
Before we send it, we speak to the lender to say an urgent case is coming and what it looks like.
- 4
We choose the lender on costings, which we can talk through with you by phone. We send the pack, phone to check the lender has it and is working on it, and agree a time for the next call.
- 5
We deal with the lender's due diligence questions, going back and forth with you.
- 6
We agree indicative terms and a timeline, then the conditions precedent, such as how the valuation will be handled. A desktop valuation is the aim. If that is not possible, we find which valuers are available and how soon they can report.
- 7
We prepare the valuation pack, work directly with the surveyor, arrange access, get them in and chase the report out.
Then funds are drawn and your purchase completes. Interest is often rolled up, so there are often no monthly payments, though some lenders let you pay monthly.

Ideal For
When a fast bridge is the right tool
For example:
A time-sensitive purchase
A vendor has set a deadline and will not extend. You need funding confirmed and completed before the opportunity goes.
A competing buyer
Another buyer is interested, and you need to move first.
An off-market opportunity
A deal has come to you directly and needs to move before it goes to the open market.
A chain break
The sale of an investment property you were relying on is delayed, but you need to complete the next purchase now. Bridging fills the gap. Both properties must be investment or business property.
