Local Market

Hull and the Humber

Hull has long been a landlord’s city. Entry prices are low, rental demand is steady, and the local economy rests on the port, offshore wind manufacturing on the Humber and the University of Hull.

Terraces at Hull prices

Entry prices are low: the Land Registry average for Hull was £135,511 in July 2026 (provisional; sourced below). Because the purchase price starts so low, a sensible refurbishment can lift the value enough to support the refinance, which is why so many Hull bridges follow a buy, refurbish and refinance plan. Our loans start at £200k, so they typically fund several terraces bought together, auction lots taken in one go or a portfolio refinance.

From the Avenues to Beverley

Students and young professionals rent in the Avenues, Newland and Cottingham. Hessle and Beverley are the pricier end, mostly professionals and family homes. In the centre, the regeneration of the Old Town and the Marina has reshaped what city-centre property in Hull is used for.

Port, wind and the A63

The port and the wider Humber industrial cluster drive the commercial side. Siemens Gamesa’s offshore wind turbine factory, the petrochemical works on the south bank and the logistics sites along the M62 and A63 all bring us commercial bridging enquiries.

Out in East Yorkshire, Beverley, Driffield, Bridlington, Goole and the Holderness coast each trade on their own terms, and we match the deal to a lender who knows that patch. For deals elsewhere in Yorkshire, see our pages on York, Bradford and Sheffield.

Planning, Article 4 and HMO licensing

Hull City Council brought in an Article 4 area for HMOs in October 2013 and widened it on 8 August 2019 to take in Beverley Road South, Spring Bank, Anlaby Road, the Hessle Road NaSA area and Holderness Road west of Maybury Road. Inside that area, converting a house to an HMO needs a planning application. The council’s guidance (SPD 20, September 2022) says an HMO application is unlikely to be supported if it would create three or more HMOs side by side. HMOs occupied by five or more people need a licence, which lasts five years. Source: Hull City Council, houses in multiple occupation (checked 18 October 2026). Planning applications can be searched on the council’s planning pages.

The Hull deals we arrange

Our Hull lending is for business purposes only: investors, landlords and property companies. With the city average close to £135k, a single house rarely reaches our £200k minimum, so the typical Hull case is a run of terraces or several auction lots bought together, a portfolio refinance onto term finance, an HMO bought with its planning position already settled, or a commercial unit on the port side of the city. We do not lend on a home that you or your family live in.

Common Questions

Bridging Finance in Hull — FAQ

Can you fund a Hull auction lot inside the completion deadline, typically 20 business days?

Yes. Hull and East Yorkshire auction purchases complete within the completion period, typically 20 business days. We typically complete auction purchases in 5 to 14 working days. That assumes a pre-instructed valuation and an AIP (agreement in principle) in place. Most Hull cases run 5 to 7 working days from first call to completion.

Do you finance student HMOs in the Avenues and Newland?

Yes. Student lets cluster in the Avenues, Newland and Cottingham, close to the University of Hull, and the city’s working tenants keep single lets busy too. Our lenders fund HMO purchases, conversions and refinance, and single-let buy-to-let bridges as well.

What areas around Hull do you cover?

The city centre, the Avenues, Newland, Cottingham, Hessle and Beverley, and further out Bridlington, Driffield, Goole and Withernsea. A deal on the far side of the Humber, or the far end of the country, is no trouble either.

Can I bridge port or industrial property on the Humber?

Yes. The port, Siemens Gamesa’s turbine factory and the petrochemical works on the south bank keep warehouses, yards and industrial units in demand along the A63 and M62. Our lenders cover industrial, logistics, retail and mixed-use property here.

What rates can I get for a Hull bridging loan?

Our Hull loans start from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases). On a Hull deal the final rate turns on LTV, exit, the asset and your track record, and the city’s low entry prices mean a Hull bridge, from £200k, usually covers several houses or a block in one purchase, which lenders like to see. We compare 158 lenders and send the case to the ones that know Hull.
