How To Read These Rates
What This Page Shows You
Bridging finance rates are always deal-specific — your LTV, property type, credit profile, and exit strategy all shape what lenders will offer. The rate table below is drawn from published lender rates, grouped by product type and LTV band, so you can read across to your situation and get a genuine starting point, not a teaser number.
The figures don't include the other costs of borrowing: arrangement fee (typically 1–2% of gross loan), valuation, legal fees both sides, and our fee, generally 1% of the gross loan, paid on completion. Our bridging calculator models the all-in cost; the Costs Beyond Interest section below breaks down each item with typical ranges, and our costs guide shows what's paid upfront and what comes out of the loan.

Learn more →Rates shown are indicative starting rates as of 29 October 2026 and are subject to change. Your actual rate will depend on the specifics of your deal including LTV, property type, credit profile, and exit strategy. All rates exclude fees.
Understanding Your Rate
What Affects Your Rate
Six key factors determine how your loan is priced. We'll explain exactly how each one applies to your deal.
Loan-to-Value (LTV)
The lower your LTV, the better your rate. A 50% LTV deal will always price more competitively than 75% LTV. We help you optimise this where possible.
Property Type
Standard residential attracts lower rates. Commercial, mixed-use, land, and unconventional properties carry a premium reflecting their complexity.
Credit Profile
Clean credit gets lower rates. CCJs, defaults, or adverse history doesn't mean we can't help — but rates will reflect the additional risk lenders take on.
Exit Strategy
A clear, credible exit (sale agreed, remortgage in place) reduces lender risk and improves your rate. We help you present the strongest exit case possible.
Loan Size
Loan size is one of the factors lenders weigh when pricing a case.
Open vs Closed Bridge
A closed bridge (with a defined exit date) prices lower than an open bridge. If you know when you're repaying, you'll get a better rate.
Why a base-rate cut barely moves bridging rates
Bridging lenders fund themselves in different ways: bank warehouse lines priced over SONIA, private capital looking for a fixed return, bonds priced on credit markets, and their own balance sheets. Only the warehouse-funded part follows the Bank of England base rate closely, so a 0.25% cut can mean little or no change in a private-capital lender’s rates.
The rate you see is cost of funds plus running costs, a credit-risk margin and profit. Base rate only touches the first of those, and the margin soaks up the rest in both directions. That is why lender appetite for your deal can matter as much as the headline rate.
Understanding Valuations
Types of Property Valuation
Every bridging loan requires a property valuation. The type your lender accepts depends on the property, the LTV, and the loan size.
Desktop Valuation
Typically nil to about £100, plus VAT
1–3 working days
An estimate of value made from records and data, without a visit to the property. Suitable for straightforward residential properties at lower LTV.
Drive-by Valuation
£300 – £600
3–5 working days
Surveyor confirms the property exists and assesses external condition. No internal inspection. Used for mid-risk deals where visual confirmation is needed.
Full RICS Red Book
Up to about £2,000, plus VAT
5–10 working days
Comprehensive internal and external inspection to RICS standards. Required for most bridging above 65% LTV, all commercial, development, and land transactions.
Reinspection & Monitoring Valuations
For refurbishment and development loans with staged drawdowns, an independent monitoring surveyor visits at each stage to certify works before the lender releases the next tranche. Typically £750–£1,500 per visit.
Valuation fees are paid by the borrower, typically upfront before the valuation is instructed. Fees are non-refundable even if the loan does not complete.
Worked Example
What Does a Bridging Loan Actually Cost?
Here's how the numbers work on our standard worked example. A £500,000 bridging loan over 9 months at 0.76% a month, the average published rate across 42 lenders, as at 25 October 2026, with rolled-up interest. Bridging rates start from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases); development exit is priced case by case. No monthly payments — everything is repaid when you exit. For the full cost picture across every product type, see our 2026 bridging finance guide.
With rolled-up interest, you don't make a single payment during the loan term. The interest accrues and is added to the balance, then repaid as a lump sum when you sell, refinance, or otherwise exit the loan.
This keeps your cash free for the project itself — refurbishment costs, planning applications, or simply holding the asset while you arrange a longer-term solution.
Cost Breakdown
Interest at the average published rate across 42 lenders, as at 25 October 2026. This is a published market figure, not a quote for your deal.
No monthly payments. The full £550,700 (loan + costs) is repaid as a single lump sum when you exit. Where there is an early repayment charge, it is usually three months' interest; very occasionally six; some loans have none.
Full Transparency
Costs Beyond Interest
Interest is only part of the picture. Here's everything else you should budget for. We'll confirm exact figures before you commit to anything.
Arrangement Fee
1% – 2%
Charged by the lender on completion. Typically 2% for most products, 1.5% for development exit. Usually added to the loan so no cash outlay required.
Valuation Fee
Nil to about £2,000 + VAT
RICS Red Book valuation. On a loan of about £200k a desktop valuation is nil to about £100 and a full one up to about £2,000, plus VAT. Cost depends on the property and the size of the loan, and is more on larger or complex loans. Paid upfront.
Legal Fees
About £1,500–£2,000 + VAT for each side
You pay both your solicitor and the lender's solicitor. Typically about £1,500–£2,000 plus VAT for each side on a loan of about £200k (more on larger or complex loans). Dual representation can save 30–50%.
Exit Fee
0% – 1%
Some lenders charge on redemption, and many don't. Where charged, it is typically up to 1%. We always flag this upfront in our terms comparison.
Our fee?
Our fee is generally 1% of the gross loan, paid on completion. We put every fee in writing before you commit.
Common Questions
Rates & Costs FAQ
How much does a bridging loan cost in total?
The total cost depends on your loan amount, interest rate, term length, and fees. As a rough guide, expect total costs of 8–12% of the loan amount for a typical 6–12 month facility including interest, arrangement fee, exit fee, valuation, and legal costs. Use our calculator for figures specific to your deal.
Are bridging loan rates monthly or annual?
Bridging loan rates are almost always quoted monthly, not annually. So 0.65% a month equates to 7.8% per annum. This is different from mortgages which quote annual rates. Always check whether a rate is monthly or annual when comparing.
Do I have to make monthly interest payments?
Interest is often rolled up, so there are often no monthly payments, though some lenders let you pay monthly. Rolled-up interest accrues during the term and is repaid as a lump sum when you exit the loan, keeping your cash free for the project.
Can I repay early and save on interest?
Yes. Where there is an early repayment charge, it is usually three months' interest; very occasionally six; some loans have none. We always clarify this before you commit.
Why are bridging loan rates higher than mortgage rates?
Bridging loans are short-term, arranged quickly, and carry different risk profiles to long-term mortgages. You're paying for speed and flexibility — not a 25-year commitment. When you factor in the short duration and the ability to act on time-sensitive opportunities, the total cost is often far less than the cost of missing the deal entirely.
What rate will I actually get?
The rates on this page are indicative starting points. Your actual rate depends on LTV, property type, credit history, exit strategy, loan size, and whether it's an open or closed bridge. To find out, speak to us — we'll give you indicative terms within 4 hours on straightforward deals, often quicker.
What type of valuation will I need?
It depends on the property and the LTV. Low-leverage deals on standard residential may qualify for a desktop valuation (an estimate of value made from records and data, without a visit to the property): typically nil to about £100, plus VAT. Most bridging deals require a full RICS Red Book valuation (up to about £2,000, plus VAT; more on larger or complex loans, depending on the property). We'll tell you what to expect before you commit.
What is the typical interest rate on a bridging loan?
UK bridging rates in 2026 start from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases) and rise with LTV, security type, regulated vs unregulated, and borrower profile. Clean residential cases at low-to-mid LTV price keenly at the lower end; commercial, second-charge, adverse-credit or high-LTV cases price higher. Bridging interest is quoted monthly because the term is short — comparing the monthly rate against an annual mortgage rate is misleading.
What is a good rate for a bridge loan?
For a clean first-charge residential bridge under 50% loan-to-value with a clear exit, bridging rates start from 0.50% a month. Rates rise with loan-to-value, and specialist cases — commercial, second-charge, adverse credit, high-LTV — are priced higher or case by case; the rate table on this page shows today's published rates by LTV band. But the headline monthly rate is only part of the picture: a slightly higher rate with no exit fee and no minimum-term penalty often beats a lower rate with stacked fees. Always compare the total cost of borrowing over your expected term, not the headline rate alone.
How much would a £500,000 bridging loan cost?
On a £500,000 bridging loan over 9 months at 0.76% a month, the average published rate across 42 lenders, as at 25 October 2026, interest rolls up to £34,200. Bridging rates start from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases); development exit is priced case by case. Add a 1% arrangement fee (£5,000; lender fees are typically 1–2%), valuation (£2,500), legal fees for both sides (£4,000) and our 1% fee (£5,000), and the total cost of borrowing is £50,700, about 10% of the loan. Use our calculator at /calculator/ to model the full cost for your own figures.
Can I get a bridging loan for 2 years?
Yes. Bridging terms are most commonly 12 to 24 months; some lenders go to 36 months. Heavy refurbishment, land with planning and land without planning often use the longer end of that range where the deal justifies it. The longer the term, the more rolled-up interest accrues, so most borrowers plan to exit well inside the maximum term.
