Total Transparency
Bridging Loan
Calculator
Know your total cost of borrowing — rate, fees, legal and valuation costs, giving you total cost. No surprises.
A realistic starting point — not a promise. Every deal is different. Your actual rate, fees, and total cost depend on the property, your exit strategy, and which lender fits best. We show you the maths upfront because we believe in transparency — but the real value is in how we structure your deal, not just the number.
Rates as at 29 October 2026, taken from our live lender data and refreshed regularly to reflect current market conditions & pricing. They won’t always be what you want to hear — but they’re honest. No unrealistic teaser rates. We put every fee in writing before you commit.
Understanding Bridging Costs
No spreadsheet or Excel download needed — this free bridging loan calculator runs instantly in your browser on any device, with no signup. Enter your loan amount, term, rate and fees and it works out the full total cost of borrowing — the same figures you'd build into a bridging loan calculator in Excel, done for you in seconds and always using current rates.
Why Rates Vary
Bridging rates start from 0.50% a month (first charge, under 50% loan-to-value, straightforward cases). Your rate depends on the LTV, property type, borrower experience, exit strategy, and deal complexity. We compare terms from 158 lenders active in the market and show you the rates they actually offer for your circumstances.
Total Cost Matters More Than Rate
Two loans with the same headline rate can have very different total costs once fees are factored in. Always compare the total cost of borrowing, not just the monthly rate. That's why our calculator shows you everything, and our bridging loan costs guide works through every fee with worked totals in pounds.
Speed Has Value
Bridging finance costs more than a traditional mortgage — but it completes in days, not months. For time-sensitive deals, the cost of delay (or losing the deal entirely) far outweighs the finance cost.

Calculator Questions
How to calculate a bridging loan?
To calculate a bridging loan you need five inputs: the loan amount, the monthly interest rate, the term in months, the arrangement fee (typically 1–2% of the loan), and the exit fee (typically 0–1%). The total cost of borrowing is the sum of all five components:
- Interest — loan amount × monthly rate × term (months)
- Arrangement fee — loan amount × arrangement fee %
- Exit fee — loan amount × exit fee % (if applicable)
- Legal costs — typically about £1,500–£2,000 plus VAT for each side on a loan of about £200k (more on larger or complex loans), depending on complexity
- Valuation fee — typically nil to about £100 for a desktop valuation and up to about £2,000 for a full one, plus VAT, on a loan of about £200k, depending on property value
Use the calculator above to run those numbers instantly. Enter your loan amount, term, rate, and fees and it calculates the total cost in real time — no spreadsheet or Excel required.
