When to Refer
Common Scenarios
Client Needs Fast Completion
Your investor or company client has exchanged on an investment purchase and needs to complete within 28 days, but their term finance isn't ready. Bridging finance closes the gap.
Term Lender Won't Complete in Time
Your client has exchanged on an investment or commercial purchase and the term lender cannot complete before the contractual date. A bridge covers the gap while the term loan finishes its own process.
Commercial Property Purchase
Your client is acquiring investment property and needs specialist commercial finance that you don't arrange. We handle it.
Development Project Funding
Your client is a developer needing a combined land and build facility. We structure the deal and manage the funding process.
How It Works
Making an Introduction
- 1
Send us the outline. Ring 0330 223 7872, message us on WhatsApp or book a call. The property, the amount, the deadline and the exit are plenty to start with.
- 2
We pick it up quickly. If we can't talk straight away, we'll call you back the same working day, often within a couple of hours, and speak to your client once you're happy for us to.
- 3
Terms on the table. Once we have the deal details, we aim to have indicative terms back within 4 hours on straightforward deals, often quicker.
- 4
You stay in the loop. We update you at each stage through valuation, legals and completion, so you never have to chase us for news.
Before You Refer
What We Can and Can't Fund
We arrange unregulated short-term finance only: investment property, commercial property, land and development sites.
We can't arrange a loan secured on a home the borrower, or a close family member, lives in. That is regulated lending and needs an FCA-authorised broker.
If your client's deal sits outside what we do, we'll tell you on the first call and point them to an FCA-authorised firm, so nobody's time is wasted.
For the Legal Team
What a Bridging Deal Needs From the Borrower’s Solicitor
These are the questions that come up in the legal stage of real investment and commercial bridging deals. Sorting them early is what keeps a completion date.
The lender’s solicitor and the undertaking for costs
The lender will instruct its own solicitor, and your client pays for that work. Expect to be asked for an undertaking to cover the lender’s legal costs, whether or not the loan completes. Agree who gives it, and on what terms, before the lender’s solicitor starts.
First-charge consent
Where extra security is a second charge behind an existing mortgage, the first lender’s consent is often the slowest and least predictable step. It can take hours or months, and many borrowers have no named contact, only a general inbox. Find a named contact early and ask for consent in parallel with the valuations, not after them.
Title defects that slow a bridge
The two we see most are part of a building on unregistered land and rights, such as parking, that sit on a neighbour’s title. Whether a gap can be closed by a statutory declaration, an easement or indemnity insurance is a call for you and the lender’s solicitor. Send your title report to the broker at the outset so a late surprise does not cost weeks.
Long leases and exit-lender conditions
A long commercial lease has registration consequences, and in one deal the term was shortened during re-drafting to avoid them. Exit lenders can also require signed leases that only the seller can deliver before completion. Map every condition your exit lender sets against who controls it, and raise conflicts early.
When to instruct, and what to send on day one
Start the title work and consent requests once terms are agreed, in parallel with the valuation rather than after it. On day one the broker needs your title report, the lease schedule, a property-by-property schedule of the borrower’s other loans (address, lender, balance, monthly payment) and any planning history, refused applications included.
Before exchange, the seller can still walk
Until contracts are exchanged nothing binds the seller. Keep the seller onside, and route any approach to tenants through the seller. One deal fell into trouble when the buyer approached tenants directly and the seller put the property back on the market.
We arrange unregulated bridging for investment and commercial property, typically through a limited company or SPV. We do not arrange lending secured on a home that the borrower or their family lives in, or intends to live in. For timing, see how long a bridging loan takes.
