Bridging Finance for Your Wealth Management Clients
Last updated
When a client's property deal needs short-term finance, the first question is the structure: who owns the asset, who signs and where they are based. We arrange unregulated bridging loans from £200,000, and we start there.
The clients you send us
| Your client | What shapes the loan |
|---|---|
| Buys UK commercial property through a company or SPV | The company's accounts and who stands behind it |
| Is based overseas and buys UK property | Where they live, who signs and how the money arrives |
| Holds property in a trust or family company | The trust deed or company papers, and who has authority to sign |
| Owns several properties and wants to raise capital on them | Which properties can be used as security, and in what order |
| Needs to complete before long-term funding is in place | The exit: what repays the loan, and when |
We work out the structure before any lender sees the deal.
What to send us
Four things are plenty to start: the property, the amount, the deadline and the exit. Wealth managers can add two more that save time:
- Who owns it. The client personally, a company, a trust or an overseas entity.
- Where they are based. The country, and who will sign for the client.

What we do with it
- We get to know the deal as well as your client does, and ask the hard questions up front.
- We deal with the issues a lender's credit committee will look for, before the deal reaches them.
- On every deal we prepare an investment memorandum and a lender data room. There is no separate charge for preparing the pack. Our fee is generally 1% of the gross loan, due on completion.
- We match the deal to a lender with a real appetite for that asset, that loan and that borrower.
- Justin, Principal, reads every enquiry himself.
We put every fee in writing before your client commits.
A deal we have done
Our largest bridging deal to date is £25.6m, a land purchase in East London. Read the case study.
What we can and cannot fund
We arrange loans for investment property, commercial property, land and development sites. We cannot arrange a loan secured on a home your client, or their family, lives in. That is regulated lending and belongs with an FCA-authorised adviser. If a deal sits outside what we do, we say so on the first call.

We arrange unregulated business and investment loans, for business or investment purposes only - never secured on a home you or your family live in. A loan on such a home is regulated lending and belongs with an FCA-authorised mortgage adviser. Funding Developers Limited is not authorised or regulated by the Financial Conduct Authority.
